Buying is also an investment: the work stays with the company, while rent pays only for time on the wall. Most of what you will find about leasing office art is written by the companies that lease it. This is the comparison from the other side of the table: an art curator who chooses art for offices and professional practices. I keep it in relative terms, because the real numbers depend on the works, the scale and the term.

Three routes to art for an office

An office can buy art, commission it or lease it, and each route settles three things differently: what you pay now, what you pay over time, and what you own at the end. Buying splits into prints or editions and originals, so the tables compare four rows.

Leasing: how it works and what it costs over a lease term

Leasing is renting: a leasing company places works in your office for a set term and charges regular rent. Many programs include delivery, installation and a rotation of the works at agreed intervals, and some let you put rental payments toward buying a work you decide to keep.

Settle the cost over the term first. The rent is low at the start and it keeps running, so on a long lease you can pay much of a work's price and own nothing when the lease ends. Before leasing an anchor work, compare the rent over the whole lease with the price of owning it.

Chart in relative terms, with no prices: buying an original costs the most at the start and little more over time, while lease rent starts low and keeps rising, so by the end of a long lease the rent has reached much of the price of owning and the company owns nothing

Leasing also narrows the choice: you usually pick from the works a program holds. That is fine for a corridor, and a compromise on the wall a client faces first.

Who insures leased art?

It depends on the contract. Some leasing programs include insurance for damage to the works and frames; other agreements make the company leasing the art responsible, usually through the company's own policy. Ask who insures the work on your wall, in transit and during installation.

How long do art leasing contracts run?

Terms vary from company to company. Ask for the minimum term, the notice needed to end early, the rotation schedule, and whether there is a purchase option. Tax treatment is a question for your accountant.

Buying: prints, editions and originals

Buying costs more at the start and gives the company works it keeps. Prints and limited editions cost least and arrive fastest; a signed, numbered edition, framed properly, holds a corridor or a private office well. Originals cost more and do more: an original at reception, framed for the piece and hung at the right height, tells a client that details are attended to here. Commissioning for a specific wall

Commissioning means briefing an artist to make a work for one wall. You agree the concept, size, budget and timeline up front, then approve the work at each stage until it is installed. It is the slowest route, and the right one when no existing work fits or the work should belong only to you. More in how commissioning works.

The routes also combine well. For the home office of a luxury residence in Caesarea, I acquired an existing painting by an artist living in the client's country of origin, then commissioned a second work from the same artist, so the two share a hand across the space.

When does each route win?

Two questions decide it: how long you will be in the space, and whether you want to own the art at the end.

Where a corporate art consultant fits

A corporate art consultant plans the art for the whole office, decides which works to buy or commission, sources them and stays until they are installed. Where you buy matters as much as what you buy. In most cases, buying through a private art curator costs less than at a large auction or through a gallery. At auction, many bidders compete for the same work, which pushes the price up; a gallery carries its space, its inventory and its staff, and prices with margins to cover them. I carry none of those costs, so in many cases buying through me is more affordable than almost anywhere else.

That price includes a private consultation tailored to your office, and my work with you until the art is on the wall. I represent you, not a set of artists: I have no closed roster, so I can reach out to any artist in the world. You approve the concept, the short list and the budget before anything is bought (how the process works). Building a corporate art collection that lasts: records, insurance, moves

A corporate art collection lasts when it is documented from the first purchase. Keep one record per work: artist, title, date, medium, dimensions, framing, location, purchase papers and a photograph. An insurer will usually want that record, so ask your broker how fine art is covered on the company's policy.

What happens to the art when the company moves?

Owned works move with the company: plan removal, crating and rehanging as part of the move, and measure the new walls before the floor plan is final (framing, shipping and installation). Leased works depend on the contract: ask whether the leasing company moves them, takes them back early, or charges to end the term.

Buying leased art at the end of the lease is possible under some agreements, but it depends on the contract. Some art leasing programs offer a purchase option, and some credit rental payments toward the price.
