Home staging art is art chosen to make a listing or a model home photograph well and help buyers picture living there: large, calm, broadly appealing and sized to each wall. In a model home it also sets the tone for the whole development. I have spent more than 15 years in the art world, including collections built while collaborating with luxury hospitality leaders, where one concept has to carry through every space.

What does art do in a staged home?

Art gives a staged home a point of view without giving it an owner. Bare walls read as unfinished in listing photos, and family pictures make buyers feel like guests. The right work says someone thoughtful lives here, and lets the buyer imagine it is them.

In the National Association of Realtors' 2025 Profile of Home Staging, more than four in five buyers' agents said staging made it easier for buyers to picture the property as their future home. That covers furniture and art together; I know of no study that isolates the art.

How big should staging art be for listing photos?

Bigger than you think, and fewer pieces. Listing photos are usually shot with a wide angle lens, which makes a space look larger and everything on its walls smaller, so a frame that looks right in person shrinks on screen. Staging advice sizes art for the eye in the room; size it for the lens first, then check it from a foot away.

Subjects and palettes that sell

Calm, open subjects in a palette taken from the house. Abstracts, landscapes with a horizon and quiet still lifes photograph well and ask nothing of the buyer. Recognizable faces, religious or political imagery, nudes and loud pop pieces ask for an opinion, and a buyer with an opinion about the art is not thinking about the house. Calm is not empty: the work still has to hold the wall.

Should staging art be abstract or figurative? Mostly abstract or loosely representational, so buyers can project themselves into it; one gentle figurative work, a figure seen from behind or at a distance, can anchor a model home. For color, take one tone from the cabinetry or the stone and carry it from space to space, so the listing reads as one home.

Space by space: entry, living, dining, primary bedroom

Start with the living room and the primary bedroom: in the same NAR report, buyers' agents named them the two most important spaces to stage, in that order.

Model homes: rent or buy?

Stagers usually rent art for a listing that sells in weeks. A model home stays open through the sales season while monthly rent adds up, so developers often compare the rent over the term with the price of owning: owned art can move to the next model or sell with the home.

Where you buy matters. With a private art curator you can, in most cases, buy for less than at a large auction or through a gallery: at auction many bidders push the price up, and a gallery's prices cover its space, its inventory and its gallerists. I carry none of those costs, so in many cases buying through me is more affordable, and I represent the buyer, not a roster of artists, so I can reach out to any artist in the world. Consistency across a development

Every unit should look as if one person chose the art: three constants, one variable. The constants: one palette drawn from the finishes, one frame family (all black, all oak or all thin gold) and one hanging line. The variable: a different anchor in each unit, so no two feel copied. Write it down as a one page art standard, with sizes and heights.

Where stagers get their artwork

Three sources, three trade offs. A staging company's rental inventory is fast and economical, but the same prints turn up listing after listing. Retail and online prints are fine in a photo and thin up close. Galleries, artists and art advisors supply originals and editions that hold up a foot away; through a private curator they cost, in many cases, less than through a gallery.

Do stagers use original art or prints? For a listing, a well made print is usually enough: it has to read in a photo, not survive a close look. In a model home buyers linger, and an original or a signed edition is what makes them stop.

The model home look in your own house

Edit first, then scale up: fewer objects, one large work per main wall, one palette, one frame family, one hanging line. Then break the model home's rule: your walls should hold art you love, not art chosen to offend no one.

After closing: when the buyer wants the art to stay

Plan for it: a buyer who falls for a model home may ask to keep the art. Choose works that suit a home rather than a showroom, agree in advance how they are offered at closing, and the request becomes part of the sale.

Many buyers move into a finished house with bare walls. A newly built house in Closter was complete when I came in, every finish right, and what it lacked was a point of view; I built its collection with leading New York City galleries (the Closter project). A broker or developer can close that gap with one introduction: art for the new home, for brokers and developers. Buyers can read when art should come into a new build.
