New development apartments look finished on the day you get the keys: clean surfaces, big windows, a view. They are also some of the hardest homes to hang art in. The glass that makes them feel open takes away wall space, open plans leave few solid walls, and the sun is strong for much of the day. In Hudson Yards, the Financial District, Downtown Brooklyn or Long Island City, the questions are the same.
Which walls carry the art?
With fewer walls, each one matters more. I read the sightlines, from the front door, from the kitchen island, from the sofa and from bed, and define the main wall from them. In many condos the strongest candidates are the entry wall, the wall behind the bed and the one solid wall the living space turns toward. A long corridor can hold a sequence. The rest may be better left calm.
Standing next to the view
A skyline or river view is the strongest image in the room, and art should not try to compete with it by being louder. It needs presence of a different kind: scale, surface, a color the view does not have. Often the best place for the main work is a wall you see with your back to the windows, so art and view each get their moment.
Strong light, and what it does to art
Direct sun can fade works on paper, photographs and some pigments over time, and glare can make a glossy surface or glazed frame unreadable at certain hours. Watch how the light moves, keep sensitive works out of direct sun, and choose glazing that filters UV for works under glass. Plan the lighting before hanging, so evening light is as considered as daylight.
When walls run out: sculpture and objects
When solid walls are scarce, sculpture and three dimensional works can carry a space: on a console in the entry, on a plinth in an open living area, or in a corner where the windows meet. They also read well against glass, from both sides.
In step with the designer's schedule
New condo owners often work with a designer who is ordering furniture months ahead. If the art is chosen in step with that schedule, the home is finished when the furniture lands, not months later, and the work belongs to the scheme rather than being added after it. Walls, rules and installation
New buildings often mean drywall over metal studs or concrete, which need the right hardware for heavy works, and condo boards have rules for contractors: a certificate of insurance, service elevator bookings and set hours.
