Choosing art for an Upper East Side or Upper West Side prewar apartment

Choose work with enough presence for classic proportions, frame it to respect the architecture without copying it, and plan installation around plaster walls and co-op rules. Through THEODORA, my art advisory practice, I help clients in prewar apartments on the Upper East Side and the Upper West Side choose, buy and install art, including new works that sit well with the art they already own.

Prewar apartments on both sides of Central Park were built with pictures in mind. Plaster moldings, real walls between windows, long gallery halls, a proper dining room: they are generous to art in a way most new buildings are not. They are also demanding. Old plaster, co-op boards, service elevators and working hours all shape what can go where, and how it gets there.

What reads well in a prewar apartment

Classic proportions need works with enough presence to hold a wall between two tall windows or above a mantel. A timid work gets lost among the moldings. That does not mean the art must be traditional. Some of the strongest prewar rooms put contemporary work into the classic frame of the architecture, and the contrast gives both of them life. What matters is scale, and a conversation between the work and the room.

The gallery hall

Many prewar apartments have a long entrance gallery that runs past the main rooms. It is one of the best walls in New York for art: seen every day, lit from the rooms beside it, and long enough for a sequence. Hang it as one composition rather than a row of separate decisions, and plan its lighting, since these halls are often the darkest part of the apartment.

Framing that respects the architecture

A frame in a prewar room sits next to moldings, paneling and old doors. It should respect them without copying them: a slim contemporary frame can look deliberate against rich plaster, while an ornate frame that imitates the moldings can look like costume. I choose frames for the work first and the room second, with expert framers.

Old and new together

Many prewar owners already live with art, sometimes inherited, sometimes collected over years. I start with what you own: which works still belong, which need a different wall or a new frame, and what is missing. New pieces are then chosen to sit well with the old ones, so the apartment reads as one collection rather than two.

Plaster walls and co-op rules

Prewar plaster needs the right hardware and a careful team, and heavy works may be better hung from a picture rail or with support in the wall. Co-ops usually require a certificate of insurance and set working hours and service elevator bookings. I carry insurance and can provide a certificate naming the managing agent, and my own team installs, after hours when a building requires it. Details are on who can hang heavy or large art in a NYC apartment.

Light

Prewar apartments often have deep rooms, with strong light at the windows and dim corners behind. From the sightlines I define the main wall of each room, then consider how daylight reaches it and where a picture light is needed. Plan the lighting before hanging.

How to start

A conversation about you, your apartment and the art you own, then a look at the rooms in person or through plans and photos. I propose a short selection for the walls that matter first, then source, negotiate, frame and install. Look for an advisor who understands prewar rooms, the moldings, the plaster and the long gallery halls, and who can install within co-op rules. I work with Manhattan apartments on both sides of the park, choosing works in dialogue with the architecture and managing installation with my own insured team, including the certificate of insurance the building asks for.

Does contemporary art work in a traditional prewar apartment?

Often very well. Contemporary work set into the classic frame of prewar architecture can give both a new life, as long as the scale is right and the framing respects the room without imitating it. What matters is the conversation between the work and the space. I can mix older works a client owns with new ones, so the whole apartment reads as one collection.
